One of the pleasant surprises for buyers from the US and Canada is how modest yearly ownership costs can be in Mexico. Here is what to plan for.

Property tax (predial)

Property tax is based on the official cadastral value, which is often well below market value. Many municipalities offer a discount for paying early in the year.

Fideicomiso fee

If you own through a bank trust, the bank charges an annual administration fee. Compare banks before you choose one.

Utilities and services

  • Electricity: most homes connect to CFE. Air conditioning in summer increases bills; solar panels can help.
  • Water: service varies by location; some homes use a cistern with delivered water.
  • Internet: satellite internet is common and allows remote work.

Insurance and maintenance

Budget for home insurance, pool care, garden care and general maintenance. If you rent your home while you are away, a local property manager can handle cleaning, guests and repairs.

Rental income and taxes

If you rent your home, you will need to register with the Mexican tax authority and pay the applicable taxes, usually through a local accountant or management company.
